- Call to Order
The Annual Membership Meeting of the Avila South Condominium Association, Inc. was called to order at 6:14 PM by Association legal counsel, who presided over the election process. - Purpose of Meeting
The purpose of the meeting was to conduct the Annual Meeting of the Membership and the Election of the Board of Directors for the 2026 term. - Quorum for Election
Legal counsel explained that, under Florida law and the Association’s governing documents, no quorum of members is required for the election, provided that at least 20% of the total voting interests cast valid ballots.
- The Association has approximately 196 units
- A minimum of 40 valid ballots was required
A total of 86 ballots were received
Accordingly, the election was deemed valid.
- Election Procedures
Legal counsel explained the election process, including:
- Verification of outer envelopes prior to opening any ballots
- Acceptance of ballots until the first envelope was opened
- Use of independent volunteers who were not candidates or related to candidates
- Preservation of all ballots and envelopes for one (1) year, as required by law
The ballots were opened, counted, and tabulated in public view.
- Election Results
After tabulation, the following candidates received the highest number of votes and were elected to the Board of Directors for the 2026 term:
- Nelida Correa
- Boris Dobrivker
- Manuel Hermes Jane
- Rosendo E. Prieto
- Nilda Rodriguez
- Arkady Teplitsky
- Gerald Zacker
Legal counsel announced the results and congratulated the newly elected Board.
- Organizational Meeting
Legal counsel advised that an Organizational Meeting of the new Board of Directors must be held within a reasonable time, typically within one week, to appoint officers and address administrative matters. - Adjournment
There being no further business, the Annual Membership Meeting was adjourned.
